Using the result

Start with fictional amounts that are easy to check without a calculator. Write down the inputs and the first result, then change just one assumption. This helps you identify what caused the difference instead of changing several factors together. Check whether amounts are monthly or annual, which currency is used and which costs are included. Two decimal places do not make an assumption certain. Finally, explain the result in your own words, identify missing information and note what you would need to verify before using real money.

Start with the same loan amount and compare two repayment periods. Check the monthly payment and cumulative amount, not just next month’s comfortable figure. Change the interest assumption and examine sensitivity. For an indexed track, read how indexation is modelled. The educational calculation does not necessarily include every insurance cost, fee or condition in an actual bank offer.

Explanation and example

Fixed unlinked loans have a fixed rate without price-index linkage. Fixed index-linked loans can have rising balances and payments despite a fixed rate. Israeli prime is the Bank of Israel rate plus 1.5 percentage points, with a contractual margin for the loan. Variable rates reset on contract dates using a benchmark and margin. Consumer prices and construction inputs are different indices. No track suits everyone.
